When Lyndsey first contacted us, she was going through an incredibly stressful period in her life.
Following a separation from her husband, she needed to remortgage her home so the property could be transferred into her sole name, removing her ex-husband from the mortgage. She was living in the property with her children and was determined to remain there to provide them with stability during what was already a very emotional and uncertain time.
For Lyndsey, staying in the family home meant everything.
Unfortunately, the process had not been straightforward.
Before finding us, she had spoken to other advisers and lenders in the hope of securing a mortgage solution that would allow her to take over the property. However, due to issues on her credit file, she had been unable to find anyone willing to help. Each time she asked the question, she was left feeling more worried that she might not be able to stay in the home.
The thought of being forced to leave and move into rented accommodation with her children was becoming a very real concern.
By the time Lyndsey reached out to us, she explained that it felt like a last attempt to see whether any options existed at all.
Instead of focusing on the reasons other lenders had said no, we took the time to fully understand her circumstances. We carefully reviewed her credit history, her income, and the structure of the mortgage she needed to arrange in order to transfer the property into her sole name.
During this process, it quickly became clear that although there were credit issues present, they did not automatically prevent a mortgage from being possible.
This is where having access to a wide range of lenders can make a significant difference. Many high street lenders operate within strict criteria, but there are specialist lenders who take a more flexible approach when the circumstances are properly explained.
Once we identified a lender whose criteria suited Lyndsey’s situation, we moved quickly.
Our initial conversation with her took place at 4pm, and after reviewing the details and matching her case with an appropriate lender, we were able to secure an Agreement in Principle by 5pm that same evening.
For someone who had been told repeatedly that help might not be available, receiving that early confirmation that a solution existed made a huge difference.
The following day, we submitted the full mortgage application to the lender, ensuring everything was clearly structured and supported so the case could progress smoothly.
Just 10 days later, the lender issued a formal mortgage offer.
This meant Lyndsey was able to proceed with transferring the property fully into her own name, remain in the home with her children, and move forward with a mortgage that actually reduced her monthly outgoings. Case Study: Helping a Client Rebuild and Buy Again After a Difficult Past
When Maria first approached us, her situation was far more complex than a typical mortgage enquiry. Behind her application was a story of resilience, determination, and a long journey back to financial stability.
Maria had previously owned her home for around 15 years. During that time, her former partner was later added to both the mortgage and the property title. Unfortunately, the relationship eventually broke down, and what followed made an already difficult situation even more challenging.
Her ex-partner moved out of the property but refused to cooperate with selling the home, despite no longer contributing towards the mortgage or household costs. This left Maria carrying the full financial responsibility on her own while also dealing with the legal and practical difficulties of trying to move forward.
To make matters worse, her former partner had also accumulated personal debts during this time and continued to make the situation increasingly difficult by refusing to engage in discussions about resolving the ownership of the property.
Maria was effectively trapped.
In an attempt to force progress toward a resolution and encourage him to agree to a sale, Maria made the difficult decision to temporarily stop making the full mortgage payments for a period leading up to June. Her aim was not to avoid her responsibilities but to create movement in a situation that had become completely stuck.
Throughout this period, she remained in regular communication with her lender, Halifax, who were fully aware of the circumstances. The lender worked with her and showed understanding of the situation, helping to avoid repossession while efforts were made to resolve the ownership dispute and remove her ex-partner from the mortgage.
Sadly, the situation escalated even further when Maria was physically attacked by her ex-partner, resulting in police involvement. Following the incident, he was arrested and ultimately deported back to Poland.
While the experience was extremely traumatic, it also marked a turning point.
Maria focused on rebuilding her life. She returned to work, regained control of her finances, and began taking the necessary steps to restore stability and independence for herself.
Eventually, after years of uncertainty, the property was successfully sold after 15 years of ownership. The sale finally allowed Maria to close that difficult chapter of her life.
As a result of the sale, she now had substantial funds available and was in a much stronger financial position than before. With her life back on track, she was ready to take the next step and purchase a home of her own again.
This is where we were able to step in and support her.
Situations like Maria’s often raise concerns for lenders because of the historic missed mortgage payments that can appear on a credit file without the full context behind them. However, by carefully explaining the background of the situation and demonstrating the stability she had rebuilt since then, we were able to present the case clearly and positively to lenders.
With the right explanation and the right lender, Maria’s past circumstances didn’t define her future.
Today, Maria is in a stable and secure position, both financially and personally, and is moving forward with the confidence of being able to own her own home again.
Her journey is a powerful reminder that even when life throws unexpected challenges your way, with the right support and determination it is possible to rebuild, move forward, and create a new beginning.
When we delivered the news, Lyndsey was incredibly relieved. She became quite emotional and explained that when she first contacted us, she genuinely believed she would be told that no one would be able to help and that keeping her home simply wouldn’t be possible.
In her own words, she said:
"I didn’t think a Google search would end up being such a positive outcome for me and my children."
What started as a situation that felt uncertain and overwhelming quickly turned into a positive outcome that allowed her to secure the future of her family home.
Cases like Lyndsey’s are a reminder that just because you’ve struggled to find help elsewhere, it doesn’t always mean a solution doesn’t exist. With the right advice and access to the right lenders, there are often more options available than people realise.
