Request a callback

At a glance

Situation: Following a separation, Lyndsey needed to remortgage to put the home into her sole name.

What made it difficult: Credit issues meant other lenders/advisers wouldn’t help. What we did: Found a lender whose criteria matched, secured a fast AIP, and submitted a clearly supported application. Result: AIP in 1 hour and mortgage offer in 10 days, allowing her to stay in the home with her children.

The challenge

When Lyndsey contacted us, she was going through an incredibly stressful time.

After separating from her husband, she needed to remortgage so the property could be transferred into her name and her ex-husband removed from the mortgage. She was living there with her children and wanted to keep their home stable during an already emotional period.

She’d spoken to other advisers and lenders, but because of issues on her credit file, she kept hitting dead ends. By the time she reached us, she felt it was a last attempt to see whether anything was possible.

How we helped

We reviewed Lyndsey’s situation properly — her credit history, income, and what the remortgage needed to achieve — and then:

  • Identified a lender with criteria that suited her circumstances
  • Secured early approval quickly to give her reassurance
  • Submitted the full application with the right supporting information so it could progress smoothly

The result (timeline)

4pm: First conversation 5pm: Agreement in Principle secured the same evening Next day: Full application submitted 10 days later: Formal mortgage offer issued

This meant Lyndsey could proceed with the transfer into her sole name, stay in the home with her children, and move forward with a mortgage that reduced her monthly outgoings.

When we delivered the news, Lyndsey was incredibly relieved. In her words:

“I didn’t think a Google search would end up being such a positive outcome for me and my children.”
